Some parts of Beach St Pete are moving much faster than others

Real estate, Beach St Pete

The one fact that matters most right now: the Real Estate Data Aggregator counted homes sitting a median 130 days on market in one part of Beach St Pete, while another part moved at a median 40 days. That is not a small difference. It is the difference between pricing to compete and pricing to wait.

Realtor.com reported that price cuts hit 4-year highs nationally in September 2026, the highest September readings since 2018. That backdrop makes knowing your specific pace even more important. A seller priced for a 40-day market who is actually in a 130-day market will feel that gap in their bank account.

Days on market, ZIP by ZIP

These are the Real Estate Data Aggregator median figures for the three months ending August 31, 2026. Each ZIP covers a different part of this market. They do not average out to one useful number.

That 90-day spread is the story. Homes in 33710 went under contract in a median 40 days. Homes in 33715 took 130 days, and that median was 43 days longer than the same period in 2025, according to the Real Estate Data Aggregator. Those are two different conversations about price strategy.

Where buyers moved fastest

The Real Estate Data Aggregator counted that in 33710, nearly 2 in 5 homes went under contract within two weeks of listing. In 33776, more than 1 in 3 did. In 33715, only about 1 in 7 did. Speed is not evenly spread.

Prices moved in opposite directions

Not every ZIP saw prices rise. The Real Estate Data Aggregator showed 33706 down 9.8% year over year and 33707 down 5.9%. Meanwhile 33708 was up 10.2% and 33776 up 9.9%. Same market, very different outcomes.

What sellers are getting at the closing table

The Real Estate Data Aggregator tracked how close final sale prices came to list prices. In the slower ZIPs, sellers gave up more ground. In 33715, homes sold at a median 93.3% of list. In 33710, that figure was 97.8%.

The wider picture

Across all seven ZIPs together, the Real Estate Data Aggregator counted 882 homes sold in the three months ending August 31, 2026, up 8.8% from the same period in 2025. Pending sales rose 9.6% to 959. Those are signs of real demand in this market overall.

At the same time, Realtor.com reported that mortgage rates topped 7% for the first time since January 2025 in September 2026. Freddie Mac put the 30-year fixed average at 7.32% as of October 22, 2026. That rate level shapes what buyers can offer, and it is part of why pricing precisely matters more right now.

In short
  1. Beach St Pete is not one market.
  2. It is seven ZIPs with median days on market ranging from 40 to 130, prices moving up in some and down in others, and very different shares of homes selling fast.
  3. The area average does not tell a seller what they need to know.
  4. Their specific ZIP does.
