Price moves in Beach St Pete are not all going the same way
Here is the one thing worth knowing first. Two parts of Beach St Pete moved in opposite directions at the same time. One rose 10.2%, the other fell 9.8%, according to the Real Estate Data Aggregator. A single beachwide average hides both of those moves completely.
The US Census put the median price of a new house nationwide at $400,400 in September 2026. That number sits below several Beach St Pete ZIP codes. It does not tell you which direction your street is heading.
What each part of the market actually did
The two moves that matter most
The Real Estate Data Aggregator counted 140 homes sold in ZIP 33708 in the three months ending August 31, 2026. The median sale price there rose 10.2% to $540,000 compared with the same months of 2025. That is a real gain, not a rounding error.
ZIP 33706 went the other way. The Real Estate Data Aggregator counted 159 homes sold there in the same period. The median sale price fell 9.8% to $575,000. More homes sold, but at a lower price. That gap between those two ZIPs is about $125,000 on the price tag and 20 percentage points on direction.
Speed: where homes move fast and where they sit
Median days on market tells you how patient a seller has to be. The Real Estate Data Aggregator shows a wide range across Beach St Pete right now.
ZIP 33710 sat at 40 days, and that was actually 4 days shorter than the same period a year before, per the Real Estate Data Aggregator. ZIP 33715 sat at 130 days, which was 43 days longer than a year before. Those two numbers describe two different selling experiences, even though both are Beach St Pete.
Who is getting above asking
Above-list sales are rare across most of Beach St Pete. But ZIP 33710 stands out. The Real Estate Data Aggregator counted 19.9% of homes there selling above list price, up 11.1 points from a year before. ZIP 33776 was at 16.4%, up 6.1 points. In ZIP 33715, only 1.2% sold above list.
How quickly homes go under contract
The Real Estate Data Aggregator tracks how many homes go under contract within two weeks of listing. In ZIP 33776, that share was 36.7%. In ZIP 33710, it was 38.7%, up 17 points from a year before. In ZIP 33715, it was 14.4%, down 5 points.
The broader picture: more sales, slightly less inventory
Across all seven ZIPs together, the Real Estate Data Aggregator counted 882 homes sold in the three months ending August 31, 2026. That was up 8.8% from the same period a year before. Pending sales across the same area rose 9.6% to 959. Those are encouraging signs for sellers, even where prices dipped.
What rates are doing to every buyer's math
Freddie Mac put the average 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year averaged 6.60%. Those numbers sit on top of every price in every ZIP here. A seller priced for last year's rate environment may be priced for a buyer who no longer exists.
The Bureau of Labor Statistics reported the Consumer Price Index rose 3.7% over the 12 months ending September 2026. The energy index rose 20.4% over the same period. Those costs are part of what buyers carry alongside a mortgage.
- Beach St Pete is not one market right now.
- One ZIP rose 10.2%, another fell 9.8%, and days on market range from 40 to 130, all in the same three months ending August 31, 2026. A beachwide average does not tell you which side your home is on.
- One street can read very differently from the ZIP code around it.
