Lakewood Ranch moved faster even with rates above 7%
Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. That is the headline most sellers hear and stop reading. Here is what actually happened in this market during the three months ending August 31, 2026.
Lakewood Ranch (34211): the standout number
The Real Estate Data Aggregator counted 499 homes sold in ZIP 34211 in the three months ending August 31, 2026. That is up 20.2% from the same months of 2025. At the same time, homes for sale fell 6.5%. More buyers, fewer choices.
That 47-day median is 30 days shorter than the same period a year before, according to the Real Estate Data Aggregator. Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September. In 34211, sellers were not cutting. They were closing.
Nearly 1 in 3 homes in 34211 went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 31.4%, up 9.3 points from a year before. That is a real signal for sellers: price it right and prep it well, and buyers are still moving.
The other Lakewood Ranch ZIP: 34202
ZIP 34202 tells a more careful story. The Real Estate Data Aggregator counted 207 homes sold there, up 27% from 2025. Homes for sale fell 11%. But the median sale price dipped 7.6% to $725,000. More volume, softer price. That gap matters if you are setting a number.
Homes in 34202 still closed at 96.5% of list price on average, up 1.7 points from last year. Buyers are not walking away. They are just negotiating a little more at this price point.
Parrish and Bradenton: a wider picture
Parrish (34219) saw 684 homes sold, up 9.6%, with a median price of $407,495, according to the Real Estate Data Aggregator. Days on market rose 7 days to 73. More inventory arrived, up 14.3%. It is a balanced market, not a slow one.
ZIP 34203 in Bradenton tied 34211 at 47 days, also 30 days shorter than a year before. The Real Estate Data Aggregator counted 33.1% of its homes going under contract within two weeks of listing, up 15.4 points. That is the highest quick-contract share in this market.
ZIP 34212, also in Bradenton, had its days on market fall 14 days to 57, with homes sold up 32.5% and inventory down 16.4%. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several of these ZIPs outpaced that.
The market-wide read
Sales rose 16.4% while inventory grew only 1.1%. That gap is the whole story. Realtor.com reported active listings nationally grew 5.5% year over year. This market absorbed far more demand relative to what was added.
A note on Lakewood Ranch specifics
Lakewood Ranch is a master-planned community. It straddles Manatee and Sarasota counties. Most of its homes are new construction. CDD fees are part of the cost of ownership here, and they vary by village. Factor them into any price comparison you make.
What this means if you own here
For sellers: tighter inventory and faster closings in 34211 and 34203 support sharper pricing. Prep matters more than discounting right now. For buyers: the best-positioned homes in these ZIPs are still moving in under two weeks. That is true even with a 7.32% rate.
One street can read very differently from a whole ZIP code. The numbers above are a starting point, not a final answer for your home.
