Lakewood Ranch is moving faster, even with mortgage rates at 7.24%
Freddie Mac put the 30-year fixed mortgage rate at 7.24% on October 29, 2026. That is a real headwind. Yet the Real Estate Data Aggregator counted 499 sales in ZIP 34211, the Lakewood Ranch corridor, in the three months ending August 31, 2026. Supply there fell to 3 months. Nearly a third of homes went under contract within two weeks. This market is not moving at one speed.
The number that changes what sellers should do
That 31.4% figure, from the Real Estate Data Aggregator, is up 9.3 points from the same three months in 2025. In a market with 7.24% rates, that kind of speed tells you pricing is doing the work. Homes that land at the right number are not waiting long.

Lakewood Ranch: tighter inventory, faster sales
The Real Estate Data Aggregator shows homes for sale in 34211 fell 6.5% from a year ago, down to 491. Sales jumped 20.2% to 499 homes. Supply landed at 3 months. Median days on market dropped 30 days shorter than the same period in 2025, to 47 days. That is a real shift in one year.
Lakewood Ranch is master-planned, carries CDD fees, and runs mostly on new construction. Those fees are part of the cost of ownership here. Buyers who price that in up front tend to move faster.
Bradenton 34203: the fastest two-week contract rate in the market
The Real Estate Data Aggregator counted 33.1% of homes in 34203 going under contract within two weeks, up 15.4 points from 2025. Inventory fell 20%. Median days on market dropped 30 days to 47. Supply sits at 3.6 months. Sellers who priced well did not wait.
Where it is slower: Parrish and Palmetto
Not every corner of this market tightened. The Real Estate Data Aggregator shows Parrish (34219) at 73 days on market, 7 days longer than last year. Palmetto (34221) sits at 61 days, also 6 days longer. Both added inventory. Parrish supply is 3.7 months, Palmetto is 4.8 months. Homes are still selling, but buyers have more room to negotiate.
A note on Ellenton and Bradenton 34208
Ellenton (34222) saw a big jump in median sale price, up 28.2% to $450,000 per the Real Estate Data Aggregator. But only 36 homes sold. A small sample can move a median a lot. The sale-to-list ratio there slipped to 94.7%, down 2.5 points. Bradenton 34208 took the longest at 81 days, 22 days more than last year, even as the median price rose 12%. More time on market with a rising price usually means sellers are still testing the ceiling.
The wider picture: rates and national context
Freddie Mac reported the 30-year fixed rate at 7.24% on October 29, 2026. That is the rate buyers are working with right now. The Bureau of Labor Statistics put the US unemployment rate at 4.2% in September 2026, with 7.1 million people out of work. The Federal Housing Finance Agency reported US home prices up 0.3% from July to August 2026, seasonally adjusted. None of that is dramatic, but it is not cheap either.
The US Census counted new single-family home sales at a seasonally adjusted annual rate of 676,000 in September 2026, with a national median new home price of $400,400. Locally, the Real Estate Data Aggregator counted 2,198 sales across Parrish, Bradenton, and Lakewood Ranch in the three months ending August 31, 2026, up 16.4% from the same period in 2025. Pending sales across the same area rose 10.3% to 2,175. Buyers are still moving.
What this means for your street
These numbers cover whole ZIP codes. One street inside any of them can read very differently. A home with the right price, the right condition, and the right timing is still moving in 47 days in some parts of this market. A home that misses on any one of those sits for 81. The gap between the fastest and slowest ZIP here is 34 days. That is not a small difference.
- Lakewood Ranch (34211) and Bradenton (34203) tightened the most: faster sales, less inventory, and more homes under contract within two weeks.
- Parrish and Palmetto have more supply and longer days on market.
- Rates at 7.24% (Freddie Mac, October 29, 2026) are real, but they are not stopping well-priced homes in the tighter ZIPs.
- Where you sit inside this market matters more than the headline number.
