Downtown St. Pete is softer while much of this market tightened
The number that changes what you should do: the median sale price in Downtown St. Pete fell 34.8% year over year, according to the Real Estate Data Aggregator. That is not a typo. If you are pricing a condo or a high-rise unit in the 33701 ZIP code right now, last year's comps will steer you wrong.
Meanwhile, Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. That rate squeezes buyers everywhere. In a softer market like Downtown St. Pete, it squeezes harder, because buyers have more choices and less urgency.
Downtown St. Pete: more supply, longer waits, lower prices
The Real Estate Data Aggregator counted 222 homes for sale in 33701 during the three months ending August 31, 2026. That is up 15.6% from the same period a year before. More supply with fewer buyers is a straightforward equation.
Homes that did sell closed at 95.9% of list price, per the Real Estate Data Aggregator. That means sellers gave back about $0.04 on every dollar of asking price. Price your home at the right number and buyers will engage. Price it at last year's number and you will sit.
One small bright spot: the Real Estate Data Aggregator counted 115 pending sales in 33701, up 1.8% from a year ago. Demand has not vanished. It has just gotten more selective.
The rest of the market told a different story
Three other ZIP codes in this same market moved in the opposite direction over the same three months. Inventory fell, prices rose, and homes sold faster. The contrast is sharp.
| 33701 Downtown | 33703 | 33702 | 33704 | |
|---|---|---|---|---|
| Median sale price | $732,000 | $443,000 | $375,000 | $840,000 |
| Price change vs. year ago | -34.8% | +15.8% | +25% | +20% |
| Median days on market | 62 | 59 | 55 | 51 |
| Months of supply | 6.6 | 4.2 | 4.3 | 3.3 |
| Homes for sale change | +15.6% | -16.5% | -11.9% | -34.3% |
The 33704 ZIP, which covers Old Northeast and Snell Isle, saw inventory drop 34.3% and the median price climb 20%, per the Real Estate Data Aggregator. Nearly 1 in 3 homes there went under contract within two weeks of listing. That is a very different conversation than Downtown.
What buyers can do with this
If you are a buyer, Downtown St. Pete is giving you room right now. The Real Estate Data Aggregator shows 6.6 months of supply there, compared to 3.3 months in 33704. More supply, longer days on market, and sellers closing below list: those are conditions where a patient buyer can negotiate.
What sellers can do with this
If you are selling in Downtown St. Pete, the 34.8% price drop is real, but 103 homes still sold there in those three months, per the Real Estate Data Aggregator. Homes are moving. The ones that move are priced for today, not for 2025.
Only 2.9% of Downtown homes sold above list price, per the Real Estate Data Aggregator. That tells you bidding wars are rare. Price to sell, not to negotiate down from a high number.
If you are selling in 33703, 33702, or 33704, the picture is more favorable. Inventory is tighter, prices are rising, and buyers are moving faster. The Real Estate Data Aggregator shows 27.8% of 33703 homes went under contract within two weeks, up 7.5 points from a year ago.
The rate backdrop matters for everyone
Freddie Mac reported the 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That affects what buyers can afford and how long they take to decide.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Downtown St. Pete fits that national pattern. The surrounding ZIP codes, for now, do not.
- Downtown St.
- Pete (33701) is softer: prices down 34.8%, inventory up 15.6%, and homes taking 62 days to sell.
- The three ZIP codes around it are tighter: prices up 15% to 25%, inventory falling, and homes moving faster.
- Same market, same three months, two different realities.
- The ZIP code on a listing tells you which one you are in.
One last thing: these are ZIP code averages. One block, one building, or one price range can read very differently from the whole. That is true in every market, and it is especially true when one part of town is moving against the grain. 🏡
