Bradenton prices are splitting instead of moving together
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Bradenton did not move as one number. The Real Estate Data Aggregator counted results across seven ZIP codes in the three months ending August 31, 2026, and the spread is wide.
One ZIP was up nearly 30%. One was up 12%. One was down 9.8%. Those are not small differences. They change what you should list at, what you should offer, and how long you should expect to wait.
The price picture, ZIP by ZIP
ZIP 34210 had the biggest move. The Real Estate Data Aggregator put the median sale price there at $393,000, up 29.4% from a year before. Sales volume jumped too: 154 homes sold, up 79.1% from the same three months of 2025. Months of supply fell 4.3 months, to 4.9. That is a lot of change in one ZIP code.
ZIP 34208 rose 12%, with a median of $365,000. Homes for sale there dropped 14.7%. Pending sales rose 11.4%. The trade-off: median days on market hit 81 days, 22 days longer than a year before. Prices moved up, but buyers are taking their time.
ZIP 34207 went the other way. The Real Estate Data Aggregator put the median there at $241,200, down 9.8%. Homes sold fell 20.4%. Days on market stretched to 63, seven days longer than last year. Fewer buyers, lower prices, slower pace.
Where things moved fastest
| 34203 | 34205 | 34209 | |
|---|---|---|---|
| Median sale price | $395,000 | $300,000 | $430,500 |
| Median days on market | 47 | 43 | 50 |
| Under contract in 2 weeks | 33.1% | 36.1% | 29.9% |
| Months of supply | 3.6 | 5.7 | 5.3 |
ZIP 34203 had the tightest supply: 3.6 months, down 2 full months from a year before. Days on market fell 30 days, to 47. One in three homes went under contract within two weeks. The Real Estate Data Aggregator counted 146 homes sold there, up 23.7%.
ZIP 34205 had the fastest two-week contract rate: 36.1%, up 8.2 points. Median days on market fell 18 days, to 43. The median price dipped a little, down 0.8% to $300,000. Speed was there. Price growth was not.
The wider picture
Across all seven ZIP codes, the Real Estate Data Aggregator counted 820 homes sold, up 10.2%. Inventory fell 9.4%. Pending sales rose 6.1%. Those are solid citywide numbers. But they smooth over the 29.4% rise in one ZIP and the 9.8% drop in another.
Rates are adding pressure too. Freddie Mac reported the 30-year fixed rate averaged 7.32% as of October 22, 2026. Realtor.com reported that rates climbed above 7% for the first time since January 2025, and that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Buyers in every market are watching their monthly payment closely.
What this means if you own here
A seller in 34210 is in a very different position than a seller in 34207. Same city, same three months, opposite price direction. The citywide story does not tell you which one you are in.
Days on market ranged from 43 in 34205 to 89 in 34210, according to the Real Estate Data Aggregator. That 46-day gap matters when you are timing a move or carrying two mortgages.

- Bradenton is not one market right now.
- Prices rose 29.4% in one ZIP and fell 9.8% in another, in the same three months.
- Your street reads differently from the city average, and pricing to the wrong number costs you real money.
